    First impression matters more than people want to admit.

  • Flooring fixes (especially worn carpet or damaged areas)
    You don’t always need brand new floors… but obvious wear stands out.


Where people spend money and regret it later

This is where I usually have to step in and say… “please don’t do that.”

Because I’ve watched sellers spend a lot and not see it come back.

  • Full kitchen remodels right before listing
    Expensive… and buyers don’t always value it the way you expect.

  • High-end custom upgrades
    You love it. Buyer might not. And they’re not paying extra for your taste.

  • Over-improving for the neighborhood
    If you push past what buyers expect in your price range, you don’t get rewarded for it.

  • Major layout changes
    Costly, time-consuming, and often unnecessary before selling.

  • Luxury finishes in the wrong areas
    Marble everything sounds great… until it doesn’t translate to higher offers.


The middle ground (this is where the wins are)

This is what I tell most sellers.

Don’t ignore the house.

Don’t rebuild the house.

Make it feel:

  • Clean

  • Updated enough

  • Easy

That’s what buyers respond to.


A real Isle of Palms moment

I had a seller ready to put a lot of money into a renovation.

We walked through it together, looked at what buyers were actually doing in that price range…

And I had to say it.

“You’re not getting that money back.”

We scaled it down. Focused on the right things.
